How to farm a specific Legendary weapon or armor
In this video, I will farm the explosive minigun as an example.

-Travel to "Trinity Plaza"
-Save your game outside of the building.
-Your difficulty should be "Survival" or "Very Hard"
-Make sure "Save on Travel" is "ON" and "Save in Pip-Boy" is disable.

-First off, you should have an idea of the item you are looking for.
-For instance, I want an Explosive Minigun, altough it can be any Legendary item.
-The SuperMutant in the back will always carry a minigun and will never be a Legendary enemy, same for the Hound and the SuperMutant on the right.
-The SuperMutant on left will have a very high chance of being a Lengendary enemy.
-Reload the save outside the building until he spawns as a Legendary enemy.
-When he does, kill the mutants inside the "Trinity Plaza"
-Loot the corpse to find your Legendary item.

-Reload the save outside the building until you end up looting any Legendary minigun.
-From this point on, load your last "autosave" inside "Trinity Plaza".
-Everytime you reload from an "autosave" entering a building, the legendary enemy will always spawn carrying the same item with a different effect everytime.
-Reload from the same "autosave" inside "Trinity Plaza" until you get the Explosive effect on your minigun.

It took me about an hour to get the Explosive Minigun. You would do the same for any specific Legendary item.
Note: While farming, I saw all types of Legendary items: 10mm pistol, laser pistol, institute pistol, leather armor, metal armor, combat armor, synth armor...
Every possible Legendary items in the game are obtainable using this method.

Once you have the item you were looking for, save your game, exit the area, if you want to comeback and farm another item you will have to wait one in-game week for the enemies to respawn then you can start farming again.
The same principle applies if you have already cleared the area, wait one in-game week then comeback.
