Fallout 4 - Killing Skinny Malone the Easy Way

Perk Chart: Strength 1, Perception 4, Endurance 1, Charisma 4, Intelligence 8, Agility 8, Luck 3.
No Demolition Expert Perk needed.
Appeal: Dirty Army Fatigues (Strength 1, Agility 1), Military Cap (Perception 1), Patrolman Sunglasses (Perception 1).
Weapons: 8 Frag Mines, 1 Bottlecap Mine, any firearm (Idk if the explosives gets triggered after the talk).
Aid: Mentats (Intelligence 2, Perception 2. Time limit).
Misc: Yea, I got a few Bubbleheads and Comics. But the ones I have don't have any effect on what I did in this video (I think). However, any Bub/Com that affects your Explosives should be helpful.
0:00 Step 1: Place explosives. Maybe you don't need as many explosives as I used in this video, feel free to test it out.
0:59 Step 2: Shot any of the explosives. You can do this without V.A.T.S. as well.
I believe my Perception is what's really doing the trick here.
I don't really think Agility increase Explosive Damage since you kinda need Perception to unlock the DemoEx Perk.
But I might be wrong, I'm a little rusty when It comes to Fallout. Correct me if you want.
Anyway, If you have the same stats as me and do as I do in this video/description you should be able to kill all of them easily.
