For act 1, the biggest problem would be encountering Schir in random encounters as it also has 40 ft movement, meaning I cannot escape from it.
As long as I do not rest or click the bed in the defender's heart, the defend quest will not be triggered, thus allowing me to complete everything before defending the tavern.

For level 5 feat, I should have taken destructive dispel 1st before I take the metamagic feat (extend spell). The latter feat can be taken at level 9 instead. This would allow me to start dispelling "see invisibility" from the demons much earlier.

What could go wrong in market:
Schir has "see invisibility" and 40ft movement. It can charge and reach me if I didn't start the battle correctly.
