For your first house, you will need to reach character level 20 and have high enough standings with the settlement that you want to live in, currently, you need to reach a territory standing level of 15. To increase your standings just do missions, kill mobs, close breaches, or do whatever you feel worth doing within the territory where this settlement is located and you will be offered random standing rewards with every new level reached. Some standing rewards are quite cool and I would advise you to stick to territories that you plan on living and working in, that way you can get XP bonus, gathering speed increase, reduced trading and housing taxes, reduced crafting station fees, and many other bonuses. So when you reach character level 20 and standings level 15 you can buy your first house. It will cost you from 2 to 5 thousand gold, with a weekly 10% tax that can be reduced through territory standing rewards. At level 40 players can have 2 houses but the buying price will be 10 times higher – starting from 20 000, and at level 60 players will be able to own 3 houses and this one will set you back starting at 200 000 gold coins, ouch! And as all houses will have a weekly tax, your third house might be too expensive to handle, unless developers change the initial price for it. But at the moment 10% from 200 000 is 20 000 and that's a lot.
But now the good part – why would you even want to buy a house? Well, first you can have 3 chests in your house and thus increase your storage space in that settlement, and believe me – storage in NW is a nightmare to handle, especially if you want to be a crafter. Second, you can fast travel to your house from any place in Aeternum for free, but only once every three hours, still very convenient and by buying a maximum of 3 houses in right settlements plus having one active inn you can cover pretty much the whole Aeternum and travel to any settlement in a matter of minutes rather than hours. Also, you can use azoth to reset this timer and the amount of azoth required is much much lower compared to regular azoth price for fast travel. And lastly, my favorite part – every house has 5 spots for trophies, and those are amazing, they can give you different crafting and harvesting buffs, damage buffs against specific enemies, and even Global Luck buffs. Another amazing thing is that all trophies from different houses do stack together and all are global, so they will work everywhere in Aeternum. But players can only have one trophy of each type per house, i.e., you can have one max tier global luck trophy in each of your houses thus greatly increasing your global luck stat, and luck affects pretty much everything except combat, it will determine what loot mobs will drop, what you find in loot boxes and different crates including the chance of getting legendary item drops. “Rarer” item here means the item’s overall probability of appearing as a drop, so if you hunt for a better loot get your luck as high as possible. And of course, you can decorate your house if you wish so and your house will get points, basically, those points will reflect how good your house looks and nothing more. Houses are instanced so anyone can have a house in the same settlement, even in the exactly the same spot if they want to, but you will only see your house or the house with the most points. There are no faction requirements to own a house and nothing happens if a settlement changes governance – your house is safe, basically, it doesn't really exist in the Aeternum, it is just a ghost home that is totally invincible, not a fan of this system but we will have to live with what we have.
But don't forget to pay your housing tax as then all benefits like fast travel and trophies will be deactivated. Good news – deactivated only until you pay the tax so no such of a big deal. And lastly, as a resident, you get all bonuses that settlements governor enables and some are really helpful, but those bonuses are not global and work only within this territory.
