After finding the wire zipping tactic, I spent a little while trying to reach some key areas in the early parts of the game from out of bounds with it. So here are my tests near North Refrigeration, and as a bonus a wire zip from near the Panessa Studios.

Well, sorry to say, but the inside of the building is not loaded while accessing it like this, limiting what you can do quite a lot. You can see the garage door from the wrong side. There is no van there or even thugs, although you can see a pair of abandoned firearms on the floor nearby.

Aside that, there is some glitchy vent reaction in the area. Batman is always able to exit vent despite not being in a one, and his cape also acts pretty strangely.

Because I'm a glutton for punishment, I also spent time finding an alternative wire zip route into the North Refrigeration, this time letting Batman stay on the upper floors. But it did little good. You can try to jump on the ladder leading down from the top floor, but Batman can't grab onto it or anything.

There is some area inside the building where you can drop into water, letting you exit this out of bounds when needed.

After that, I tried to find a wire zip into the Panessa Studios, and I guess... I succeeded? Too bad I can't make heads or tails of the unloaded building area Batman ends up in. It's hard to say, but so far this zip also doesn't seem to lead into anything too useful.
