Eventually I figured out that you can race Fuch to the building and wait for him to enter. If you close the door behind him, you can kill him and the bodyguards won't see. After that I run to the spot where the bodyguard walks by and the door closes. If you don't move, he won't be suspicious, and if you run at him, he starts to turn around. All this is possible only if you get lucky and no other guards enter the building (took a lot of retries). From here on out it's pretty straightforward. I had a little inventory mishap at the end which cost me a few a few seconds, but otherwise I'm happy with this run.
