I cleaned off the deck with a broom, then I sprayed the deck down with Moldex fence and deck cleaner and let the deck completely dry for 1 day. Then after that I used a regular electric paint gun to spray on the Thompsons water seal 1 even coat first the out side railing, then the inside railing, and finally the deck floor itself. and let it dry overnight.
