In this video i go over some step which could possibly fix path of exile from being unplayable for some people. Following these steps may reduce your lag enough to actually be able to play the game in 2018 and on.

A lot of people including me had the issue where are system specs were well over the minimum system requirements to run the game, but we were still having too much lag to the point of the game being unplayable..

Step 1 - Set the best gateway for you
Step 2 - Adjust your in-game graphics according to your gaming rig
Step 3 - Select the best network mode - Predictive( If Latency is more then 30) and Lockstep if its below.
Step 4 - Cap your fps

I forgot to mention in the video that to cap your fps your going to have to download MSI Afterburner with Rivatuner check this video out https://www.youtube.com/watch?v=raEg3GiT57I

Update: if you have a nvidia graphics card you can set the max fps inside nvidia control panel. So, you won't need to use Rivatuner unless you want to monitor your temps and usages.
