Due to the vast amount of different paths that NPCs walk on this map you do need to incorporate some on-the-go wit.
Trying to follow this guide step-by-step will most likely not work.
As you enter the map you want to run to the grate and cut through it, clear the barred door and then hide until the NPCs under you go away.
As you may have seen, I tried to attract the NPC walking up the stairs to me but it didn't work this time due to the vast amount of paths the NPCs walk on this map, which seem to change every time. Sometimes he is closer so he will hear you, and sometimes not.
If you manage to get the NPC to hear the sound, hide again and wait for him to come so you can kill him. I'd would not loot his body due to the time it takes which can mess up the rest of the run.
Sometimes an NPC jumps up to the roof, the same place you came from, sometimes not. Sometimes the NPC walking up the stairs continue to the right and jumps up to the roof above where you are hiding, and sometimes not...
If you can't get the NPC to come to you, just keep waiting till you have a clear path to run to the next hiding spot as I do.
When you are in the 2nd hiding spot take a second to make sure only the NPC directly below you can see you when you make the run, waiting for the NPC at ground level to start his walk back into the left room.
Slide down the ladder, making sure to double-click so you run, and run to the hiding spot on ground level.
Kill the NPC when he comes, go back into hiding and wait for the NPC in the next room to come back.
This is another spot where the randomness of the paths the NPCs walk can mess things up, as it may take the NPC a very long time to come. Whenever I feel that it's gonna take longer this time I loot the body, and if he still isn't walking towards me I go up and kill the NPC upstairs by making him notice me, running to a hiding spot, then killing him, then I go back down. This is where my video would completely deviate from what would be happening in your playthrough, which is why you need to be prepared to improvise and think on the spot on this map.
If you can't get anyone to notice you, you can pick up a weapon, go far enough from an NPC that you have in clear sight, shoot at them making sure you shoot from a place that will make them run past a hiding spot, the same hiding spot you will run to and hide so you can backstab them when they run past.
If it goes like it did with me: After you kill the 2nd NPC downstairs, run up and make someone notices you, from a spot that gives you the chance to hide while they dont see you having made sure that they will run past that hiding spot.
I got a lovely bug where Pavle didn't backstab properly, so I had to kill him with a shotgun(obviously still a crowbar only run, if the bug hadn't happened I would've killed him with the crowbar as intended).
The noise from the shotgun made the last NPC run to me which would normally not happen.
This isn't a huge advantage though. If I didn't use a shotgun I would've just continued with my plan: go to the floor beneath you and run to the left-most side, which is the bedroom, make him see you and run quickly down the stairs to ground level and run to the hiding spot on ground level that we used earlier. Usually he walks to that spot, if he doesn't you can shoot at him from a distance, close the door, hide, wait for him to run through the door and backstab.
Q: Why did you bring 2 sawblades?
A: So I can cut through the grate at the start of the map later
Q: Why are you dropping all your stuff in a random cabinet?
A: Because you can collect everything you find in 1 loot pile and the next time you come back everything will still be in the pile you put it. This makes re-visits much faster and guarantees that you're getting max stack sizes if you collect everything in 1 pile.
