This is a settlement build tour at Kingsport Lighthouse from my most recent lightly modded Fallout 4 playthrough, using only vanilla and DLC objects (with a little help from Place Everywhere).

This is a fishing and trading settlement allied with the Minutemen, featuring a small market for traders and homes on the clifftops surrounding the lightkeepers house, along with a couple of small farming plots and workshops placed throughout the settlement.

The house has been converted into a bar and dinner along with an outside covered seating area. The upper floor has been repaired and provides living quarters, with stairs leading to the loft which has been made into a lookout tower and houses the settlements radio tower. The docks have been expanded featuring several small shacks for drying and processing fish, along with a small workshop on the pier and a covered eating area.

I wanted to keep this build fairly small (and hopefully performance friendly), so have tried to not overbuild here with the main structures and decorations filling just over two full size bars. Although I found some of the terrain a little challenging to work with, overall I had a lot of fun with this build and really pleased with how its turned out.
