When you own all properties in one District, it's known as a domination. At this point, shop prices skyrocket even without you pouring money into them. If you already have, then they're going to go ridiculously up. The downside to this is that if it's late in the game when it happens like it does here, most players are going to have the cash to buy back one of the stores and cut your reign of financial terror down almost instantly.

It's still worth it because it does cost 5x the value of a square's shop value to buy a place out. In this instance, I was able to get a little bit of breathing room by getting Mario to take down my very short-lived attempt at a domination. And that cash quickly went right back into pumping up my three-shop District in an attempt to close this one out. Still, Mario has the same three-shop deal to work with, so now it's a race to see who can get to that overall target goal first.
