use rear brake (er I mean front) then both brakes when you reach 10-5mph. it took me 20km to figure this out or approx one year of driving.

Took me a while to learn:

The correct commuter way of driving etiquette is front brake only for slow brake, with rear and front to halt under 10-5mph. Rear and front to halt fast. Rear usually has a squeek on one spring suspension vehicles if used for slow braking. To slow press both or front then rear.

Rear can be cleaned but it's literally removal of exhaust every 3 months, so best avoided. Front can easily be blasted with brake cleaner and/or wd 40.
