Epic Games have just released the Electric Dreams demo from GDC 2023 completely free on the Unreal Engine marketplace. It is MASSIVE, as in 60GB project size massive, but it shows how to use a variety of the newest and most experimental tech to create live like environments using the new Procedural Generation tools. Additionally the new material system Strata is demoed, as are Lumen, Nanite, Quixel MegaScans and the new Soundscapes sound system.

If you are looking to learn how to use cutting edge features of UE5.2 (which is the required version) and are willing to download a 60GB+ sample, this is an excellent place to start.
