These areas took 33 minutes. I may have tried this fight once or twice yesterday, so maybe add a few minutes.

For this boss I chose to focus on the old man and deal with the thugs last. Much easier that way. I used the pipes first to throw at him then used the rest of my roulettes and finished him off with jump kicks and ignoring the thugs.
