It's so bizarre how some windows are impassable in Doom, and how others like these are fair game, but I'm not complaining! I had to play on Ultra Violence for this run, as zombies are placed very conveniently right beside the exit switch. On the lowest difficulty, which I normally play on, nothing spawns outside.

Right off the bat I grab some shotgun shells before getting the shotgun off the zombie, just so I don't have to focus on getting one shots on everything. Before I go up the lift to the yellow key, which I must get because the window before the yellow key door is impassable, I look for the shotgun guy up top. Normally he leaves the yellow key room, but he was doing laps inside, so I hesitate slightly when I enter the room to make sure my shot takes out at least two zombies. After that it's pretty straight forward. The invisibility is a god send. I got blocked slightly at the end by the zombie, but I was happy with this run nonetheless. I could probably get a solid 0:19, maybe a 0:18 if I was perfect, but 0:20 is good enough for me.
